Landlord deducted carpet cleaning from deposit, but I had the carpets cleaned already?

Hey all. My rental agreement states that upon move out, the tenant is responsible for having the carpets professionally cleaned and to provide a receipt for proof. My move out date was September 30th and I had the carpets cleaned on the 28th. I mailed the receipt out on the 29th. Today I received some of my deposit back (check dated the 30th) and carpet cleaning was listed as a deduction. I assume the landlord hadn’t received my receipt yet when he cleaned the carpets.

Should I be entitled to a refund for carpet cleaning? I was, after all, adhering to the rental contract. It also doesn’t make sense to me why he would clean them again when it was obvious they were already cleaned…

Any ideas or thoughts on what I should do will be great. Thanks.
Paul, yes that is what I would have understood if it wasn’t for the “must provide receipt for proof” clause… that implies that I must do it myself.

When the contract said “The tenant is responsible for having the carpets professionally cleaned,” they probably meant that they will charge you for that, not that they expected you to go out and do that. Unfortunately, I don’t know if there’s anything you can do, except to ask to see their receipt for the carpet cleaning. If you can prove you had it done and they can’t, maybe they’ll refund that cost.

But, normally a tenant doesn’t do something like that. They just have that cost taken from their security deposit to have it done. What if they landlord wanted to do some renovations between tenants? They wouldn’t have the carpets cleaned until after the work was done, so as not to mess up the cleaned carpets.
